New Construction Inspection

Three Phases of New Home Construction

Foundation – Phase I (Pre-Concrete Pour)

During Phase I, the inspector will visually inspect the foundation and verify compliance with the engineer’s drawings or builder’s plans. The proper placement, support, size, and spacing of graded rebar are supported, as well as ensuring adequate beam depth, width, and order.

A copy of the engineer’s drawings or approved builder plans should be present and available for this inspection.

Framing, Mechanical, and Delivery Systems – Phase II (Pre-Drywall)

During this Phase II, the inspector will visually verify compliance with applicable building standards or, if applicable, an engineered design. Specifically, it is essential to ensure proper door and window egress placement. Inspector will assess framing members to verify that they are appropriately attached, spaced, graded, and aligned. Joints are not stressed and are fastened with the proper materials.

Additionally, each of the significant mechanical delivery systems needs to be reviewed:

  • Electrical Systems
  • Ensure the system is properly grounded
  • Inspect electrical connections made in junction boxes
  • Assess for proper gauge wiring installed
  • Electrical wires are adequately protected
  • HVAC Systems
  • Adequate access to equipment
  • Ducts are installed per the applicable building standards
  • Plumbing system
  • Assess all connections, bends and joints are appropriately fitted and sealed
  • Assess proper plumbing pipe support and protection
  • Roof
  • Assess roof properly supported and sloped

A copy of the engineer’s drawings or approved builder plans should be present and available for this inspection.

Final – Phase III (Completed New Home Construction)

During this phase, the inspector will physically and visually verify compliance with applicable building standards. It is essential we also review and ensure that the following:

  • The exterior grading surrounding the home appropriately allows water to flow away from home.
  • Inspection of electrical, plumbing, and HVAC (Heating, Ventilation, and Air Conditioning) systems are entirely operational.
  • The doors and windows all operate correctly.
  • The finish materials are correctly installed, sealed, and protected from the environment.
  • All roof covering materials and roof flashing where visible is installed according to the builder's plans
  • The home fixtures (including plumbing, electrical, and finish hardware) are all correctly installed and working properly.
  • Any appliances or manufactured products installed in the home are in proper working order; and
  • There are no apparent safety issues.
